Falgarwood - Oakville

OAKVILLE is a growing town of approximately 180,000 residents! It is made up of so many different, beautiful and unique family communities! Each day I will be introducing one to you as a way for you to familiarize yourselves with the many possibilities to which to choose from to consider home. The ninth is FALGARWOOD, a community we chose to invest our knowledge in!

The geographical location of Falgarwood stretches north of the QEW, south of Upper Middle Road, east of Trafalgar Road and west of Ninth Line. It is one of the original family neighbourhoods in Oakville, smaller yet picturesque with an abundance of trees, streams, parks and original homes consisting mainly of bungalows, sidesplits and 2 stories. FALGARWOOD is known primarily for its scenic streets with homes located on larger lots which have become very much in demand in Oakville. My favorite appear to be bungalows located on these larger lots, some backing onto protected conservations offering total privacy.

Being an original Oakville community, Falgarwood has much to offer in terms of stability. Most residents are original families with few moving in and out, the beauty of knowing your neighbours and building friendly relationships is evident in this pocket, unlike some of the newer and northern parts of the city. Here you will find good value for properties however, renovation, updating or some additions may be essential to maintain property value and quality of life.

The Oakville Golf Club is also located in the Falgarwood Community at www.oakvillegolfclub.com where many Oakville business host their corporate meetings, luncheons and charity events. Local Oakville residents can plan Christmas parties, cocktail parties and receptions, wedding ceremonies and receptions or just get away for a great round of golf! This scenic recreational landmark is to be enjoyed by Oakville and the surrounding communities.

Price points range from $175,000 up to $300,000 for Condo Apartments located close to the SHERIDAN COLLEGE www.sheridancollege.ca which Falgarwood is primarily known for, $200,000 to $450,000 for Townhomes and Semis and $450,000 to over $1,000,000 for Detach Homes. Bungalows and Sidesplits are prime listings in this pocket and range in price from $600,000 to $750,000 while one or two newer pockets of homes range over the $800,000 mark and are primarily 2ST built residences.

Schools are smaller and provide excellent academic standards in Oakville, you may investigate more on the Falgarwood Schools at www.fraserinstitute.org to review their Ontario rankings. Most are within walking distance to homes making it an ideal location for young families when choosing this neighbourhood to call home. WOSS White Oaks Secondary School was approved in April 2007 for the IB Program, the International Baccalaureate Diploma Programme amd the AL Program, The Accelerated Learning Programme. Falgarwood is located close to reputable local businesses including Oakville Place Mall, the Upper Oakville Shopping Centre and smaller corner convenience stores. There are temendous professional services, medical facilities, shopping in the area as well Falgarwood is located close to The Town of Oakville at www.oakville.com Being located close to Trafalgar, there is easy access to the QEW and 403 and the expanded Dundas Street route.
